I went back to the seller and explained the situation.

They may make unreasonable complaints about me and then I find myself patiently explaining the terms of the lease again and why things are the way they are.  

My agent explained that the seller was elderly and needed the funds to move out on time, which made sense to me.

If I've said it once, I've said it 1000 times: don't include a clause in your lease if you don't understand it or are unwilling to enforce it.I recommend you politely explain your perspective, then ask her to work with you to help market the property and find a new renter.
