I like them both, in general, but the best way to find a town to invest in outside of where you live if it's not affordable and if you don't want to be withing driving distance easily (recommended) is to make two lists:1. every town you have ever lived in or visited for more than a month2. every town your closest friends and family live (the ones you like)Then you take those two lists and see where they overlap with the data or lists you are using.

It still looks like a zombie apocalypse when you drive up Kensington Ave.

Do not waste your time on DST Brokers who drive you around to visit the offices of Sponsors and say they visit the properties to make sure they look good. 

We've had owner clients tell us we should be driving by their vacant property several times each day - for free. 

And scarcity will always drive prices faster and higher than ubiquity.

>you don't need to bash the Carl's in order to make a point.When the Carls were saying drive to vacation markets were recession proof, some BP users, including myself, pointed out that they (the Carls) had not been through a major recession (and this is not a major recession but a slight slow down).  

It was sold at auction and Clark County Credit Union purchased it and built a credit union building onsite with a drive thru coffee building at the west end of the site.

The area is putting up more and more tourist attractions which should continue to drive more growth.
