Tropic Lightning!  

Topeka's humidity sucks - Wichita's was bad - but it is far worse in Topeka and like we live in a tropical jungle to me --- also the amount of Overcast and grey days - I hate it - Wichita had more days of sunshine. 

I'm not too far from you I live in the south suburbs in Evergreen Park.

It's kind of tropical, which we are not used to.  

In the meantime, I say get as creative as your budget, work ethics and success allows and invest in better marketing strategies that are evergreen.

Hurricane Matthew seems like it will only be a tropical storm.  

We went over there and I saw a gorgeous white building, surrounded by acres and acres of tropical laden grounds with pools, tennis courts, and recreation areas.

After a few failures, these folks will leave the field disappointed or turn to doing what many, if not most, are doing now which is ruining the reputation of the good, honest ones: they pull a property newly listed on the MLS or an evergreen property (every wholesaler in town has tried to hustle and failed) and do a mass email mailing with slick marketing containing inflated ARVs, ridiculously low rehab estimates, and a non-negotiable, inflated asking price.

Black, Iron Ore, Iron Mountain, Graphite and etc are trendy right now for accent/feature walls and Evergreen Fog is pretty popular for cabinet lowers.
