Would a potential buyer prefer 1) a straight rental in which they receive the entirety of the cash flow and potential to outright sell the home later, or 2) prefer a lease option contract that would theoretically reduce turnover, but one day only produce lot rent once tenant executes the option?

The alternative view to that is if you have no cash left in the property, and it goes bust, someone else loses their money, while you collected cash flow for the entirety.

,Thanks so much for your reply My All-In Purchase will hopefully be $70,000 ( $25,000 for Rehab , $25,000 for Lien , $5,000 back taxes, $10,000 to the seller , $5,000 for Closing Costs/Pre-Paids ) The ARV should come in around $120,000 ( minimum )The house will HAVE TO be renovated / repaired in its Entirety before I can live in it ( It's in rough shape ) lol So I'm thinking a 203K FHA loan will be mandatory ?
