I believe there is typically more emphasis placed on conducting diligence on the borrower than there often is with 1sts.

Maintenance issues (and poor communication that goes along with them) are the number one reason people move from a fairly-priced property.Keep their home in good shape and be responsive to their feedback.I don't think that gifts from landlord to tenant are necessarily appropriate.Keep communications efficient and professional, and make sure you put big emphasis on listening.

I would reply with: "Is the use of multiple forms of negation within the construct "ex ex felon" intended to cancel each other out to produce an affirmative, or were you intending to intensify the negation, such as by adding emphasis? 

On trend analysis he calls out a plumber to unclog a line at the same unit, instead of looking into why he needs the sewer line snaked monthly.With periodic, there is zero emphasis on annual HVAC checks and other maintenance items that any owner would consider part of management duties.I have brought this up with him, asked weather he treats his properties the same, and was told "I take care of the issue when it crosses my desk."

We have successfully flipped a few homes over the years but will begin to scale up with an emphasis on buying and renting rather than flipping.

I would also add “How To Legally Raise Private Money” by @Kim Lisa Taylor and “It’s a Whole New Business” by @Gene Trowbridge because raising capital will be critical to your success.Finally, if your a going down the “Flipping” route, I would suggest a local REIA and Real Estate Rehabbing bootcamp; emphasis on local. 

We always say--  we place most emphasis on income, because at the end of the day-- that's what is paying rent!
