They won't answer emails. 

I post my properties there as a 1 bedroom and when I get emails on it I have to let them know it is a room for rent.

Where they "see" value is what makes them interested in the home which is how they imagine it will be for them to live in.

The quote I got from a local attorney was over double what you've provided and I couldn't imagine trying to pass that entire cost onto the borrower.
