Thanks for the insight......another learning lesson on my way to Real Estate domination.

Be able to dominate the competition there and continue your education at whatever you choose to do.Watch out for what you see on the Internet, it typically has a bunch of people that try to make it by making emotional sales for things you do not really need.  

(any niche almost) find a rockstar internet marketer able to see what people type in Google then rank mega sites with all variations of search phrases + all cities within X miles and show up for 20,000 first page results...that'll dominate. 

The tenor on social media right now seems dominated by negativity and bullying.

Grab a shovel and get the snow removed.. the ice dam guys that's the way the ice dam guys do it so if not a 10 story building and you have a way up there grab a small snow blower, smooth shovels and work the area near the leak first.. my nephew has a ice dam business in Minnesota,, and that's what they do.. min 125.00 a hour. for 2 hrs is average call..or call some ice dam services in your area.. 

every major market has a Praxis or two at the court house steps.unlike 8 years ago or so .. when there was huge deal flow.I know in Portlandia  there are only about 6 or so players that dominate our 2 million person market.pretty tough for the one off investors to get a deal unless they pay close to retailwhich some do that are looking ofr long term buy and holds... 

If you are trying to sell to a retail buyer in an investor dominated area you will be fighting an uphill battle, if you are trying to sell to an investor than I would place a great tenant at market rent and sell while the home is cash flowing.
