SFR, duplex, multi, doesn't matter.The rule derives from two assumption:1) expenses (plus vacancy and capital) are 50% of gross rents2) you want $100 per month in true cash flow.3) you want the same return on your down payment as you're paying on your loan and you want that in addition to the $100 a month you get from the property.So, if we assume we can borrow at 6% for 30 years, here are some samples.

Tiara - You need to clarify your question.If that income is derived from rental properties and passive real estate it is one answer.If that income is derived from wholesaling/retail sales/etc it is another answer.For example, I wholesale properties, fix and rehab and have rental houses.
