@Ashish Acharya A big part of my post is highlighting how specific details in local regulations can make it increasingly challenging to operate short-term rentals, even in towns where they’re technically permitted.

My first property was tough, (credit not in place was a challenge - luckily, got some help on this!) 

It's not that challenging to get above a 10% return in real estate with all of the profit levers (cash flow, appreciation, mortgage paydown, tax benefits, leverage)?

In my experience, financing fix and flips can be challenging if you do not have a solid insurance company.

Renting a unit with obvious damage (door grip, dents and scrapes to front doors has been (ime) challenging.

We're not curing cancer; it's just buying real estate, doing some basic math, buying some furniture and kitchen utensils, maybe getting creative with some amenities, and listing properties on STR platforms...it's daunting when you're new, certainly a grind to get started, but it's not a mystery or puzzle to solve.

There can be challenges getting loans and title insurance but a professional trustee can help navigate.
