Again 10 years is just one data point and I chose it mostly to show the danger of using a single data point (even if it is more relevant to buy n hold than the 1 year data point) rather than to argue against Vegas buy n hold.

I know excitement is one of the most dangerous feelings in real estate -- but man, is it tough to not get excited when you run the #'s and finally one makes sense :)Financially, we can't handle 10% down for duplex, closing costs, fees, inspections etc. - so we're going FHA and thus will have to occupy one of the spaces.

That's what seems to really turn areas around .Sounds similar to what happened in Cincinnati in the over the Rhine area although I don't know if Indy hoods were as dangerous .Over the Rhine was called one of the most dangerous neighborhoods in America at one time but now it's a bunch of lofts and looks to be pretty hip .How much would you say prices have increased in Indy areas since a few years ago ?

Upon consent, I do allow pets with restrictions: I have a "dangerous breeds prohibited - list available upon request" clearly stated on the lease.
