I guess my main concern with the Tulum area is it seems there are soooo many new developments going in (an agent told me 151 new developments over the next 4 or 5 years), I think the competition for vacation rentals will end up like Playa del Carmen (saturated and cut-throat with competition).

Your realtor will do a lot of the acquisition hand holding you're looking for and BP and your local network can help with any concerns you have getting folks into the property and managing it, or you can hire a property manager to do it, albeit at 10-15% of gross and they won't do as good a job as you will.

I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say.

There are 4 to 5 houses on this private drive way which is paved like a street but is not maintained by the city and most if not all of these houses belong to family members in the estate.I have to concerns about buying this property and please fill me in on your thoughts and opinions.  1.
