I wouldn't let any concerns about this deter you from investing in Section 8 (or other) properties.

If prospects upload ID, pass a quick background check, and maybe upload a pre-approval letter, I think that answers both the security and tire-kicker concerns. 

If all else take your concerns to yelp and social media.

They aren't too concerned with the type of transaction (traditional homebuyer/seller or investment).

Or it could be that the recipient inadvertently dropped the email (it happens).But if two-way communication has been established and you’ve found that the sponsor is consistently slow to respond, that would be cause for concern.  

I do have a property manager on-site to address any concerns my tenants have. 

If the comps pulled are selling between 280-290k and are very similar, should I be concerned with the end goal of this deal? 

Another concern is the shower in the basement is also very small so I don't know if that would deter potential guests.

ARV: Be conservative on your ARV since the appraisal concerns one person’s opinion.Timeline: Whatever a contractor says, add 4-8 weeks and budget for those holding costs.
