I do hope you hold back on that when you litigate as my experience is that such ad hominem  arguments are not well received by judges in court.

If she is unable to have a civilized conversation then maybe you need to put some showing notes in your listings to the Agents to just beware of the neighbor who suffers from some kind of mental health issue <-- not too sure if you are allowed to do this since technically I believe this is a protected class but I would maybe consult with your local real estate board.

I can't tell you many times clients have come to me on a litigation matter that would have been avoided if they had spent a few hundred bucks for a legal consult.

Although I have already read about the laws related to security deposit matter in CA Civil Code Section 1950.5, I would like the property owners with similar experiences to me consider my situation and advise me regarding the following items1- How to calculate their security deposit and provide an itemized list, while I do not have any invoice in my hands. 2- As my tenants have not left any forwarding address, shall I contact and ask her the new address for sending the itemized list?
