For example, if you on average give away $10k/year to charities, you could fund a charitable gift trust with $50,000 in the current year and then give $10k/year out of the charitable gift trust over the next 5 years. 

There may be some interesting things you can do if you are willing to donate to charity.  

Once that family member passes it will go to charity.

However, I've found the best way to network with powerful people would be at charity events.

One common theme I've noticed is the importance of allocating 10% of your monthly income or cash flow and donating it to causes or charities.

Unless you got into this for charity work, raise the rents and to market and move on.
