First of all it's very rare a seller gets a buyer's EMD deposit for buyer's financing falling thru.

Some interested buyers did go under contract but things fell through in the deals.

Aligning yourself with a buyers agent who understands the STR market is absolutely critical.

I suggest 8% for a great credit buyer and higher for one with poorer credit.

Her income now is SS of around $2400 and a basic 40hr office job that pays all of $17/hr, but she is retiring with this move.
