Having a detailed rehab plan and experienced team is critical.Not Screening Tenants Properly:The rental phase is crucial, and bad tenants can cause property damage or miss rent payments, disrupting your cash flow.

I’ve been analyzing dozens of markets for STR, and Broken Bow seems to be a good fit for my goals.

I'm already using RentRedi to screen tenants, receive rent, deliver messages, but I wanted to know if anyone had any suggestions on either a software or virtual assistant type platform that helps them automate maintenance requests...

Professional tenants target mom and pop landlords with poor screening processes...rather than large class A and B properties with professional screening processes that disqualify most problem applicants...and lots of neighbors who actually pay their bills.  

Such as extended periods of vacancy between semesters...I have a MTR that is close to a university campus and my current tenants are students, but they also passed all the usual tenant screening in the same way that I've rented to other mid-term tenants in the past.

The property management company just informed me they had to pull the property off the market because they found a squatter had broken into the home and was living there.

I guess that means, there is healthy demand for rents in the metroplex.I am curious if there is a city or few Zip codes within Tulsa, Broken arrow, Bixby, Jenks and Owasso, that is preferred by prospective tenants ?
