@Rex Lindsey I agree, personally I don't like to buy anything under a 6% cap rate, it's just too hard to make money unless it's brand new or in near perfect shape and rents can be increased.

After some back and forth, they agree to consider my offer of $40K and I bought another one at that price.So all in all I did OK, the cash flow was good, and when the market top came in 2003-2006, I manage to unload it for close to $100K.The thing is, this is a brand new condo, but walk a block away, you got section 8 housing.

I just bought my 1st investment property, a brand new home with DR Horton, and used DHI (DR horton lender) for the mortgage, they told me they were going to sell the mortgage and I should wait for that before moving it to the LLC.

The benefit of the outskirts of town: easier to find new place to build, land is cheaper, still in the path of gentrification and appreciation due to proximity to SLC market, no HOA to deal with, much less permitting and red tape, and these lead to new builds, which has the benefits of maximizing costseg and minimizing maintenance and repairs because the build is brand new.Happy to discuss by videoconference if you want, and I can pay you for your time.
