Sounds like you did a lot of the work yourself which is always a bonus when you are trying to save money.

The report includes placed in service dates, useful life, categories, property, portfolio, basically anything you would need.

This is mainly because they want to put it into the commercial category.

These expenses may also be eligible for bonus depreciation. 

Ask what they see them selling for and what expenses are by category.

There are reviews of sponsors over in that category as well as a lot of horror stories but in those you can read the lessons learned and things you should do to vet a sponsor.

I went and reviewed a webinar from August 2023 where he noted he got out of a lot of real estate investing and investing in five categories: Ecommerce 33%, educational masterminds 55% (and lists them), broadway musical and very minor in real estate and crypto.

I viewed any extra value in regards to the roof etc. as a potential bonus rather than a primary focus.
