House hacking Duplexes is how my wife and I got to Fi.

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?

I was just telling my wife that they’d probably be happy to get rid of an owner that’s in the weeds as much as us.

My wife and I bought our first townhome in 2022, have steadily grown, and now have 5 townhomes and 1 single family home.

I wont say I go above and beyond on fixing up the places and making them jaw dropping beautiful, I still do them up enough to where I would be comfortable living there.

I was analyzing a four plex and realized there are beautiful apartment complexes being built nearby.

Pepper spray is a good option, my wife carries it because she more comfortable with that than a gun.

Additionally, the beauty of a 1031 exchange is you do not have to exchange "all or nothing".
