Hello everyone, I'm doing land acquisition in the Austin area for spec home builds among other projects and was wondering if anyone could give me some suggestions for wholesaler lists online?

currently needing to upgrade a new property of mine and am stuck trying to figure out which would be my best option to go with: Combination CO2 & Smoke alarms that are 10yr sealed or just plain jane battery operated.

There is a big difference if you build a spec home and can make decisions as you please, or if you have to manage a client.

I tell them to change the batteries when i send them the lease renewal or else theyll get locked out. seems to work well so far.

it was a foreclosure rescue of a 75 year old lady in poor health.. she wanted to live her life out in the home.I paid it off 80k and gave her a life estate.. she lived for 6 years.. by the time I took back over the house was beyond salvage I demod it subdivided it and am building 3 500k specs on it.. so my return on investment will be  well it will be more than 10% per annum by a long margin.. but I am thinkin I am in the business so I can find these kind of situations.. but how does a passive investor find them ?

I would try looking around and seeing if you can find any other triplexes that have the same specs.

Could be as small as a dead battery in a smoke detector in the middle of the night (no guest wants to hear beeping while they are trying to sleep), guests can get rowdy and disturb neighbors, I have even had guests that insisted upon having someone meet them face to face when they arrive.
