You can buy part of a note or perhaps a small note through corporate entities, crowd funding, 506 entities under SEC, but guess what, the SEC only authorizes the formation and operation of pooling investors, these set ups absolutely do not give license to sell or trade stocks, bonds, mutual funds or mortgages as a broker dealer, those requirements are in addition to the pooling of funds authorizations.

Personally at the spot I am in now I would probably pay cash, as I don't like debt and interest rates aren't that low.

In Chicago or San Antonio, it’s a similar hustle... you build the right relationships with smaller property managers who know local investor groups, and suddenly you’re the guy who can feed them deals they never thought they’d find on BiggerPockets alone.As for the fear of getting stuck with a contract, it happens less often when you’ve done your homework on the numbers and aren’t overselling some mediocre deal.

There used to be some landlord seminars for Dallas Housing Authority ever so often, so that might be a good place to ask if they are still doing those.One thing to think about is if Section8 might be subject to the DOGE cuts?
