@Jackie Liu you probably have enough info to deny their application, but if you want to continue to try to approve:1) Ask applicant for copies of their lease(s) to support they've been there for 4 years and who PMC is.2) Get 2023 W-2 to see what address is on it3) Ask them to obtain and provide you with their FULL electricity account history.

Alliant immediately approved me for a much larger loan than the previous lender... fingers crossed I don't run into the same issue with regards to a last minute request from underwriting to have an in-person appraisal that results in a lowball valuation.

A couple of thoughts specific to condo investing:1) Be sure to include the condo fees into your cashflow analysis, and budget for potential assessments as projected capital expenses2) Make sure the condo association is solvent - a good litmus test is whether or not the units are approved for FHA financing3) Make sure the condo association rules/regs allow for rentalsGood luck!
