You could be in an expensive market, like LA, but you inherited a property or you got a killer wholesale deal or subject to and the numbers could be very attractive compared to buying off the MLS for full market price in the same market.

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

 @Jake Baker Love that strategy by being to attract tenants with affordability and getting the stable monthly cash flow compared to weekly rentals which may have a higher profit but a much higher risk making them not really viable in today's market. 

Since you're interested in MTRs, look for spots near hospitals, universities, or corporate hubs to attract traveling nurses or professionals.

Put it down in the stupid tax column and the cost of learning about the different types of alternative invesements that are out there. 

Alternatively, you can look into filing an affidavit.For the court hearing, be prepared to have all dates and proof to show the judge non-payment and any dates/times you interacted with the tenant.
