If you need an LLC for tax reasons later, you can move title into an LLC later for a couple hundred bucks.

If a suit isn't timely filed, the lien will fall off after the expiration of the statute of limitations. 

If you can rent it for $2,000/month, after fees, taxes, and potential maintenance costs, you’d still make a decent passive income.

If you want higher growth then Cleveland and Dayton type markets with $100-150k prices may be better suited.I would encourage BRRRRs after your 1-2nd so you can recycle your money.
