I actually have family in both NOLA, the Northshore area and Baton Rouge so I'm pretty familiar with those areas.

Maybe there's an angle for seller financing or some other creative approach to get the seller the total return they want over time, but it's hard to say without actual facts and data.

@Nick Rivers If you've already taken courses and webinars, then the only thing that will help you become more proficient is by actually underwriting deals on a regular basis. 

It all depends on the market and if tenants actually care about having a new sidewalk and walkway. 

It was a big project in terms of the amount of work it needed, I just ran out of time with my lender going through the garbage with the contractor, finding a new one, and finishing taking the longest. other than that I would've let it sit on the market to get closer to what I actually wanted for the property.

It's a more affordable market and lower property taxes, so you may actually have a chance to cash flow.

I don't believe either of these are actual Steadily MGA policies though.
