I will be seeking financing with my partner, who also has excellent credit.My main concern is the amount my credit score would drop when taking the offer, and if this would adversely affect our ability to apply for financing.

If I was master of the universe, I would require every opinion to be accompanied with examples of where the person actually executed that opinion in real life, with their own money. 

Your first concerns should be your operating procedures and insurance.

The concern from the secondary capital markets lies in the following: Residential assets are appraised as, and commonly zoned as, their highest and best use.

Then I came across your post which tells the Truth, and yes, I CAN handle the truth, concerning the realities of dealing with people in distress and YES , they want to stay in the Home etc and NO they are not really motivated candidates as the gurus say they are.

I am not sure if the company as a whole is cutting corners to "maximize profit," detached from the concerns of property managers, etc., but the quality of its service evinces a deep disregard for customer satisfaction.

This home currently doesn’t have any heat and my concern is bursting pipes.
