I know you are just looking at this from an academic stand point but wanted to throw another consideration as you are looking at trying to get 'passive rental' rental income in to a deferred tax vehicle.

As long as each installment was contingent on appropriate academic performance and the student taking appropriate steps to increase the likelihood of landing a lucrative job.Anyways - just spitballing here and hoping for some feedback on this thought.
