So in your case thats standard or frankly a bit better than those that force equity and have money.. the idea though of selling these to those that dont have the 50k in cash or ability to get it is what puts these neighborhoods at risk and to ask and investor to step in and buy the asset and then resell it for 3X that investor is taking a huge risk ..

Those losses can be substantial, by the way within an HVAC system-Again I doubt these technologies would hold up under scrutiny within a court of law because all it takes is one person with even a basic grasp of principles of engineering and you’d find an easy 10+% delta in these systems’ measuring abilities.

I am guessing in Muncie the cap rate is probably 8-12% cap rate so take the NOI and come up with a comparable cap rate to determine the value.
