I bought my 1st investment property in Buren, WA.

Would like to be 1500 square ft a side with 3 bedrooms 2 1/2 bath.

The home is 4,000 square feet. 2000 SF would be primary residence, 2000 sf would be basement ADU rental. 2.

Some settling of a property is to be expected but if it significant enough to be causing issues such as slanted floors, door openings not being square, windows that won't open, etc.

Does anyone on this thread have recommendations for good cleaners who service South Side (Washington Heights)?

I’m a newer investor who is in the mastermind mentorship with Henry Washington (he is also a part of Bigger Pockets).

I own a 700 square-foot house on a lot of that is zoned for four units.

Some municipalities like Dekalb County and Decatur require the homeowner to live on the property.ADUs should be at most 40% of the main residence's floor space, with a maximum size of 800 square feet in some areas.

Yet I listened to an interview yesterday with Henry Washington and he said that you can at times, make up to 10 offers in a week just to find the best deals. 

Fountain Square and Bates-Hendricks are popular, but what other neighborhoods do you look for good deals and low days on market to sell after rehab?
