Not only do they lose the retirement balance, but also they incur a 10% premature withdrawal penalty.  

These are the options I'm currently exploring:Do the proper notice on the 3 month to month units and stagger the increases, starting asap, so I only risk losing one tenant at a time.

Evictions take months here in DE so you could potentially lose out on 4 months rent or so and have to rehab the house. 

So, they lose the option fee, not the money down.FYI:  that's nothing new.
