Your leaving money on they table if you can't accommodate this.

It's all run under the table currently and haven't had any problems, but want to formalize this as a business to avoid any hardship down the road.I don't know how I should be protecting myself here.

Yep, I saw the same thing @Joel Owens back in 2005-2007 or so when I quit going, what had been a room in the basement that would ALWAYS have many open seats and tables had steadily become standing room only and even some weeks with some of usually the regulars out in the hallway since we'd know depending on the law firm handling the sale, an approximate time it would come up.

Lennar, for example, has introduced  incentives to the table, because Fort Myers and North Fort Myers area (the one developing now) are not a key migration market.
