Working class neighborhoodsParkway Village and Hickory Hill -38118, 38115 similar to Whitehaven Westwood/west Whitehaven - 38109 - some good finds.

But for the numbers you're interested in, a wonder if Hocking Hills Ohio area or western NC would be a good spot for you to look into.

Over the hill in Reno we've locked in investors at less than 6% for new construction.

I was looking around downtown area...Denver heights, government hill, Tobin hill etc.... anyone have airbnb's in these area's with some input?

Mid term rentals are going to work best in Canton, Fells Point, Federal Hill, Locust Point and Charles Village.

But, before I became an agent I decided to invest just over the hill in Reno, NV because of the low property taxes, landlord friendliness, steady increase in diversified job growth, land constraints, proximity to Lake Tahoe, and steady population growth. 

I'm not sure if Santaquin or Saratoga has a better continued upside than Orem or Provo which are the two metro hubs.Ogden Metro:  Hill AFB and the IRS provide a LOT of jobs in Weber county. 

Would also agree that you need a good bit of money to update the entire home and theme it out to the hills.
