10/16/24 - Update:I finally reached out to our HD contact (Brian) and he initiated the process on October 18th by forwarding my email to an internal contact and requesting the upgrade.

The next issue I think is we want this property for us since we just got the LLC started once the project is finalized we don’t have enough track record on the LLC or as a business owner to get a mortage or refinance the property under a mortage.

Finally someone with sense.

I am excited that I am finally preparing to purchase my first investment property!

It was bought off MLS.While I won't have final numbers until we list in the next couple weeks, and actually sell, I will say for us, it is hard to find deals.  

Yesterday I did my final walkthrough with my tenant and I have to say; it’s more work than I originally thought. 

Finally a major catastrophy happened and a water pipe burst causing major flooding.

Final appraiser remembered that when comps for exact property type do not exist they can opt to value as a SFH and justify value.

.; (6) if none of those intermediate descendents are alive the remaining half can go to the spouse of less than three years or to a predeceased spouse’s heirs; (7) finally, if none of these apply, all the property escheats to the county where the decedent died.
