As i mentioned, i told her to move out initially and she has reacted saying she'd be homeless vs taking responsibility and saying she can make other arrangements which was also unexpected for me (i know for a fact she has a partner and family nearby)I think I will maybe give her a day or two to cool down and approach again - then tell the prospective tenant what's going on if i cannot reach an agreement with the current tenant.

I’d love to hear others’ thoughts on this.I don’t think that spreads will react because of what the fed does, but if treasuries or LIBOR/SOFR increase I’d be more inclined to expect that lenders would lower spreads.
