I used lending tree to filter who would do a cash out refinance in my market (Indy) and connected with a great broker through Royal United and I have done one brrrr and two SFH traditional mortgages with them in the last 3 months.

For context...Location: Royal Oak, MiI would estimate the house to be worth closer to 190-200kThere should be little to no rehab necessary, the owner has taken care of it well50% Rule: $1700 - 50% = $850 - $821(debt) = $29 cashflow (not great)Thanks for the help!

Leaving aside allocations of fault and responsibility--both yours and the HOA--for the moment: it is not at all unusual for HOA's to royally screw up their own procedures, even if they are justified in bringing an action, and this usually leaves at a few options for legal defenses.
