It's a good choice for an owner of a 100-door apartment complex and is an overkill for someone with just one rental duplex.

Someone wants a few doors swapped out I am not the right "General Contractor", I would be over-kill to the n'th degree.

I use Buildium but that's way overkill for just one rental. https://www.waveapps.com/ is a great free option for basic bookkeeping with bank reconciliation .

I can see the benefits of having them, I just feel like this might be a little overkill for my current situation.

Umbrella Insurance is still not too expensive, but is a recurring charge and usually exceeds the fee for an LLC by a relatively wide margin.Note, I am not an insurance broker and do not have expertise in this, but from my experience, an Umbrella Policy tends to be a bit overkill unless you expect a lot of issues like moderately expensive lawsuits.

If you have less than 20, Quicken is $50 and it’s over kill. 

BTW, I think Mary's idea of overkill on the cash for keys payment is not a bad one...at all.
