@Devan Praska I do not have a manual for my tenants but have created a manual for each of my properties in the event that something might happen to me and someone else would have to take over the management of them.

@David F.As Russell mentioned co-ops are probably 1/2 the price of a condo and you would also have extensive costs to set up a co-op and typically it’s my understanding the builder funds the first 1-2 years of reserves.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

We actually have our main meeting coming up on January 14 and a county meetup in Clermont the following week .

Years ago I had posted about Shared living.

Our best case which I keep to myself, and our worst case which is fully written up official quote yada-yada. 

During that time I've often described the multifamily market as a traffic collision at a 4-way intersection where you had (lack of or negative) rent growth coming from one direction, and from the other directions: cap rates, expenses, and interest rates. 

So sometimes when these type of opportunities come up life changing as it relates to work you just have to jump on it.
