For a laundry mat to be succesful it needs to be in a location with a lot of traffic.  

I put out a nice welcome mat and some flowers in a pot by the front door.

Hi Johann,Just a thought,If it's located in a neighborhood where they will not get stolen, maybe control what's dirtying them up with commercial mats at the entrance.There are Mat Services who will change them out with clean ones on a regular basis.Good Luck!
