@Travis Gutting I wouldn't let someone discourage you from investing in an area, but rather do your own due diligence and decide for yourself.

There is more, but let's focus on doing things legally and properly instead..There is a flip side to SubTo, where it works and why.

We'd even be happy to move them into one of our (future) properties and just let them keep all/most of their rent income as free cashflow. 

I would try not to tie up any of the principal in down payments.Personally, I had a family member do this same thing, but they used an investment portfolio as the collateral instead of real estate.If you play your cards right, this might be the only short-term money you ever need.Please let us know what you end up doing.

As a courtesy it might be a good idea to let that agent know regardless.
