Purchasing a new primary and turning my current house into a rental and looking to hire a PM but some of the fee's seem high. 1 quote - 100% 1st/month rent if i self-manager, or 75% 1st/mo rent and 10%/mo for PM to manage.Again, im new to this but from reading and talking to people there is a typical finders fee ~1000$ and 10%/mo rent if the PM manages. 

That said, hiring lawyers to write contracts, background and credit checks on strangers that already look nefarious may just add to the stress that we're trying to get rid of.

Doing a BRRRR that you plan on turning into an air bnb would not be the best as a beginner out of state.

The property has so much issues now, the basement which Steve Yoak worked on has openings and there are rodent issues. the air conditioning does not works, the house is having other issues with fridge as well.

There are plenty of local landscapers who you can hire to do everything. 

I do most of the putting out fires, hiring handyman, bribing people to not leave a bad review because they saw dust on a ceiling fan blade (lol). 

In the future you'll hire this out, but the knowledge gained will help you avoid getting screwed by contracators!

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

Hire a contractor or GC with clear terms for execution and completion.Secure financing early, whether through cash, private lenders, or hard money loans, ensuring reserves are included for unexpected expenses.
