Look for Harte Hanks if they publish a Pennysaver-type publication as well as Auto-trader and similar pubs in your area.Look at Senior Centers and find what they offer.

(Could sue for remaining 11 months but that would be greedy) I almost fee like taking them to court but they have no money or really assets.

With obsession we become more susceptible to hurting our profits as we quickly get caught up in the small market fluctuations that inevitably occur and end up in a day-trader type of thinking (and end up selling far too early). 

The arrangement is analogous to the Fund being a brokerage account and the Management Company being the trader.

There are a lot of Experienced Rehabbers that will gladly pay good points and high interest rate for HML for a lender that knows how to get deals closed and can be honest on their ability to fund a deal.I've heard Horror Stories where HML in Chicago have come back to the Borrower and asked them to cross collateralize on a deal 2 days before closing...it was the HML being greedy...and nothing is wrong with it, but when you approve a deal, you shouldn't come back with crazy conditions 2 days before closing...Best advice to John is also to consider that is the type of market you are dealing with in regards to HML too...if you don't know what you're doing a HML can cause you to lose your deal by offering "bait and switch" terms...Good Luck!

I just thought they were being greedy... little did I know.

Also, the goal of the 4-plex was to stabilize income to transition into a new career, which I could now easily do from the amount of appreciation I could realize by selling now.I don't want to make the mistake of getting greedy and missing out on a good time to sell only to see the market take a pullback and have to wait for another exit point.I want to transition into stock trading (I know there's a bunch who would like to bust my chops for that:).

I would be happy to host this at my Real Estate office as well.. its 5 and 217 .. right next to Trader Joes.Let me know how others feel .. other wise if its north Portland as the only venue I am afraid mid week I won't be able to make any of those...
