Whichever market you buy in keep in mind you're entering the going back to school time & Holiday season.

Going to be hard to fix that water heater or get unit rent ready and pay the mortgage and then go through extended vacancy during the holiday........ and even harder if you don't have the resources to pull through.

I did a recent project where we converted a giant closet into a bedroom and added a window and a normal sized closet into the room. 

The answer to your questions are just a giant "it depends." 

The industry still seems to have giant holes in my estimation that are keeping quality sponsors from adopting the new laws in earnest.

I just bought a property and it’s about half a mile from a giant development of huge corporate buildings, restaurants, apartments etc. has anyone dealt with leasing to a company for their traveling employees, or selling to one?

We put a giant gold framed mirror leaning against the wall, as was the trend back then.

A friend of mine has a 3br/2ba home near Giants stadium with full PV solar on it, and his bills in summer are under $10. 

I don't mind putting time and effort into it I just want more time with my kids, I want to be with them on holidays and to put them to bed every night and attend all the sports.
