Its very simple to figure out & use and it gives enough metrics to analyze single family properties. 

My advice is to figure out a way to make the investment more liquid with less risk.

They usually do not have these figured out, I mean sure, everyone wants to 'make money', or ' own 10 properties in 3 years', or (my favorite) 'replace their W2 job in 5 years'.....but they have not thought any further than those basic (and misguided) goals.

Vanessa,I second others comment on the advice of putting yourself in the owner's shoes and figuring out your selling points from that point of view. 

IN addition we were well capitalized  with many millions in working cash and 8 figure Lines of credit for distressed real estate purchases.
