I would venture to guess that this strategy does not work in all markets.Also for those who think just tie it up and flip to DR is something easy this is not the case.. they are famous for changing their mind and walking from EM leaving the lot developer holding the bag..

.- I would have roughly 35-40 hours a week available to dedicate to progressing my real estate journey.For me, the big appeal of being an investor in syndication deals is that it is not as time intensive as other real estate ventures, so I can focus more time into progressing my career in video production and growing my income there.

Someone self-managing and DIYing the design/furnishing has the potential to see the higher end of the return assuming they are a good operator; while someone who outsources the design/furnishing and management will of course see the lower end of the return as they aren't putting nearly the same amount of time into it.
