This change takes effect on April 1, 2021 and my mortgage broker said he expects interest rates on these types of loans to spike by 1% or more.

It is typical with a new administration looking to rebound the economy but also slow down the middle class from tapping to much equity at low rates.There was a huge spike in investment property purchases in the last (24) months and that through up a red flag.

So if you borrow $100k at 2% right now, if interest rates do spike 4-5% in 3 years, then you're going to be paying more interest on your loan balance, which will negatively affect your cash flow.My personal advise under current conditions would be to lock into a fixed low rate for as long as possible.
