Not all investors have the experience or team to do the deal on their own, they need/want guidance to build their confidence so moving forward one day they can do it on their own. 

Buy the best deal you can find and in 10 years you will look like a genius.  

.: I would focus more on how good of a deal it was vs how little it cost.

And depending on where it's at, it could take $100K-$200K for the down payment.

We're currently scanning and analyzing every on-market listing in Indianapolis and finding some great deals!

I found a property on an auction site that I'd like to bid on.

@Brittney Yang surprisingly I have found that I can have glue down LVP installed by a local flooring company, we use Artisent Floors, https://artisentfloors.com/, for our local renovations and they are awesome and they can do it for less than what I can buy the product for at Lowes or HD even with my 10% military discount! 

I’m not trying to cheap out but I can do a lot with that.
