If I was a contractor, I would overcharge a new person because I know they have no idea what they are doing and will be changing things all the time and asking for advice on things that really should be their decision.

It is in an enclosed gate area that can only be opened from inside the fence so I'm leaning away from using it as storage space while I have other guests staying there.

If the cash flow is negative consider whether that number is less than what you would be paying to live somewhere else.
