The owner, a very nice lady, has decided she cannot afford to stay and has offered us a Deed in Lieu (DIL).  

(depends on you month to month tenancy laws there too).I know a lady who rented to someone in an HOA with a no rental requirement.

@Emily Terrell  ladies in most states this is illegal suggest you check with your brokers before doing this. 

I found one lady through my REIA looking for some side work.

I had an older lady come in who gave me a presentation folder that included her intro letter, completed rental application, her credit scores and rental into that she got from a prop mgr credit report site, professional, personal and rental references with contact information.

Very impressive, I have attended to two REI meet up and I come to find out there is a few ladies in the trade.

I am also from Los Angeles I am a new investor , license Realtor for 7 years , looking forward to connect with you, I don't see a lot of ladies here .

But as a novice investor with lots to learn, it did not work out that way for me.But things happen for a reason, and I don't have any regrets because if I had not enrolled in Rich Dad and attended the symposium, I would not have met the lady who told me about the program I am now a part of which is 100X BETTER as far as structure, content, and presentation.

@Scott Person  I am in the final throws of a mix of new build and rehab in the downtown area.rehabbed an old lady.. then built a new one behind it..
