While the luxury market is, usually, a little more adept at weathering potential storms, I think there has, and will continue to be, a glut of luxury residential development out there.

5) Resist buying things you don't need, spending like other 19 year olds spend their money, and making stupid decisions.

Get the pool company a key for the gate if possible they can service on schedule that will work as per weather permits.

I know all situations are different and it's all negotiable, but are people typically resistant to their borrowers refinancing out of their loan?

I wouldn't say less with winter if you get snow,, could be more,, salt and snow removal takes more time than you think and you never know when your going to have bad weather,, Otherwise sounds reasonable until you have a vacancy.. then of course your going to have labor cleaning and painting.. as far as repairs sounds like they were all recently updated so your at the top of the curve, keep a good plumber and heat and electrician guy's number handy so they can be of service if things are beyond your talents.. or time scope.

I ask because I am willing to pay the agreed upon price (resist the urge to tell me that if I'm willing, that I should just close) and don't want to muck this up by trying to make a good deal into a better one.

(I'm sure you've weathered worse storms. :-)  I have two Mexican and Costa Rican 'divorcees' next door over here in California, and they can go from positively charming, to absolute hell on high heels... for sure.

Someplace I can furnish and stay there 3 to 4 times a year when the weather sucks in Idaho.  

The decision on weather to sell or hold drove me nuts in our early years of investing.

I'm a believer that if you are dilligent in the study of your craft, that you may not be able to foresee the future, but you can be well-prepared to not only weather the storms, but to take advantage of them.
