I wouldn't say less with winter if you get snow,, could be more,, salt and snow removal takes more time than you think and you never know when your going to have bad weather,, Otherwise sounds reasonable until you have a vacancy.. then of course your going to have labor cleaning and painting.. as far as repairs sounds like they were all recently updated so your at the top of the curve, keep a good plumber and heat and electrician guy's number handy so they can be of service if things are beyond your talents.. or time scope.

I'm a believer that if you are dilligent in the study of your craft, that you may not be able to foresee the future, but you can be well-prepared to not only weather the storms, but to take advantage of them.
