There are a lot of dynamics that are shifting lately.Especially in regards to the storms that we had this hurricane season.Puerto Rico, unfortunately, was completely devastated. 

Hell, closed comps from 3 months ago don't really apply to the current market here as the market dynamic has shifted greatly and buyers are being forced to the sidelines.I can't wait to see OpenDoor's ad Offerpad's earnings next month as they own a lot of property out here that has been sitting forever, even with them finally doing price reductions.

But being investor requires quite a few other things like knowing where to buy, understanding market dynamics, knowing how to balance rehab cost vs potential profitability.

I want to be able to clearly visualize and understand 3 ways to get in, and 3 ways to get out.

For those of you that are visual I'll also be recording some video walk through clips during different phases.

I understand there is a family dynamic here, but you could offer it delicately like, "I'm not expecting you to accept this, but this is the most I am comfortable paying in order to make the numbers work".

When the city puts a side walk on your street, it adds value to your property either financially or visually. 

I put some rehab costs in the calculator just in case but from a visual inspection it really doesn't need anything.

I feel that betting on long term appreciation is a long shot, simply because the future is too unpredictable and the market is dynamic.
